One of the things that I always wanted to was flip houses. I suppose that I was inspired by some of the writing within the Rich Dad, Poor Dad books as well as a few late night real-estate infomercials. I had amassed all of the knowledge I needed to give it a try in the real world, so I thought that I would take the plunge and try flipping some houses in Las Vegas.
First off, I assembled a team of people to help me with my project. It took me awhile, but I was able to find a lawyer, a mortgage broker, a construction firm and a real estate broker to help me out. Unfortunately none of them were my friends, so I was going to have to pay full price for their services, but all the profit from the sale was going to be mine.
After about a week of hunting for a new house, I found one that would work for my needs. It needed a bit of work including a new air conditioner. Based on the locale, I wouldn’t sell any home in Las Vegas without one, so I called my buddy that works at a air conditioner service Las Vegas. He was able to get me setup with an air conditioner right away.
There are just a few renovations that I want to do in the inside and my contractor is going to have them done within the week. I am hoping that everything goes smoothly so that we can list the first home before two weeks is up. Depending on how quickly this first home sells and how much profit we make, I am thinking that we might try doubling our effort and buy two houses for the next round. I have to think it through first, but I think that it might be the smartest way to do things. I won’t jump the gun – I’ll just wait and see how the first flip turns out first.
